These Terms & Conditions apply to ALL bookings made for accommodation at Ballyscullion Park Courtyard Cottages.

1. Booking & Payment
Bookings must be made by a person aged 18 or over. A booking is confirmed once the required payment has been received and confirmation of the booking has been issued. The person making the booking is responsible for ensuring that all members of their party are aware of and comply with these Terms & Conditions. The price confirmed at the time of booking includes the accommodation and facilities specified in the booking confirmation.

2. Cancellation

3. Changes to a Booking
We will always do our best to accommodate requests to change a booking, subject to availability. Changes to dates, cottage or length of stay may result in a change to the booking price.

4. Check-in & Check-out Check-in: from 4.00pm Check-out: by 10.30am
Guests are asked to observe these times so that we have sufficient time to prepare the cottage for the next guests. Earlier check-in or later check-out may occasionally be possible by prior arrangement but cannot be guaranteed.

5. Occupancy
Guests must not exceed the maximum occupancy of the cottage booked. Only the number of guests included on the booking may stay overnight unless prior agreement has been given by Ballyscullion Park. The cottages are intended for holiday accommodation and are not suitable for parties or gatherings involving additional guests without prior agreement.

6. Looking After Your Cottage
We ask guests to treat their cottage and everything in it with care and respect. The cottage should be left reasonably clean and tidy at the end of your stay, with rubbish placed in the appropriate bins and crockery and kitchen equipment cleaned or placed in the dishwasher where provided. Furniture, furnishings, kitchen equipment and other items should not be removed from the cottage OR moved to different places! Any accidental breakages or damage should be reported to us as soon as possible. We do not take a security deposit. However, guests will be charged to cover the reasonable cost of repairing damage or replacing items that have been deliberately or negligently damaged or removed.

We are delighted to welcome well-behaved dogs in our Courtyard Cottages. Dogs are welcome in all of the Courtyard Cottages, but: • Dogs are permitted downstairs only. • Dogs must NEVER be taken upstairs or into bedrooms. • Dogs are NOT permitted in the Apple House. Guests are responsible for their dogs at all times and must ensure that they do not cause damage, excessive noise or disturbance. Dogs must be kept under control while on the Ballyscullion Park estate and guests are responsible for cleaning up after them. As Ballyscullion Park is also a wedding and events venue, dogs must not be exercised in areas being used for weddings or events. Guests will be advised of any areas that are unavailable during their stay. Dogs should not be left unattended in the cottage unless they are settled and accustomed to being left alone. Any additional cleaning or damage resulting from a dog will be charged to the guest.

8. Smoking & Vaping
Smoking and vaping are not permitted inside any of the cottages. Guests who smoke outside are asked to dispose of cigarette ends safely and responsibly in the ashtrays provided.

9. Noise & Consideration for Others
Ballyscullion Park is a peaceful rural estate, and we ask all guests to be considerate of other guests, residents, staff and the surrounding countryside. Excessive noise, particularly late at night, is not permitted. The cottages are intended for relaxing stays and are not suitable for parties or noisy gatherings.

10. Weddings & Events
Ballyscullion Park is a private estate and wedding and events venue. There may therefore be weddings or other events taking place elsewhere on the estate during your stay. Where possible, we will make guests aware of any relevant events. Guests are asked to respect areas of the estate being used for private events and to follow any instructions given by Ballyscullion Park staff. For the safety and enjoyment of wedding guests, dogs must not be exercised in areas being used for weddings.

11. Grounds & Estate
Ballyscullion Park is a private historic estate and working rural property. Guests are welcome to enjoy areas that are open to cottage guests but must not enter private, restricted or working areas of the estate. Guests must not interfere with smoke alarms, fire extinguishers or other safety equipment. Candles, fireworks or other naked flames are not permitted unless specifically provided or authorised by Ballyscullion Park.

14. Wi-Fi & Facilities
Wi-Fi and other facilities are provided for guests' convenience. While we will make every reasonable effort to ensure that facilities are available, we cannot guarantee uninterrupted Wi-Fi or other services where an interruption is outside our reasonable control. Guests should use all appliances and facilities responsibly and follow any instructions provided.

15. Lost Property
If you leave an item behind, please contact us as soon as possible. Any items found will be retained for a reasonable period. Guests are responsible for collecting any left behind items.

16. Complaints
We want you to enjoy your stay and encourage you to let us know as soon as possible if there is a problem. Where possible, any issue should be brought to our attention during your stay so that we have an opportunity to resolve it promptly.

17. Termination of a Stay
We reserve the right to ask a guest to leave where they or a member of their party seriously breaches these Terms & Conditions, causes significant damage, creates a serious disturbance or behaves in a way that puts other guests, staff or the estate at risk. In such circumstances, no refund will normally be provided, subject to the guest's statutory rights.

18. Circumstances Beyond Our Control
We will not be responsible for circumstances beyond our reasonable control which prevent or materially affect a stay, such as extreme weather, fire, flooding, utility failure, government restrictions or other unforeseen events. Where we are unable to provide accommodation due to such circumstances, we will discuss the available options with the guest and deal with the booking fairly and in accordance with applicable consumer law.

19. Liability
Guests are responsible for their own personal belongings and property during their stay. Nothing in these Terms & Conditions excludes or limits any liability that cannot legally be excluded or limited.

20. Acceptance of These Terms
By making a booking at Ballyscullion Park Courtyard Cottages, you confirm that you have read and agree to these Terms & Conditions and that all members of your party will comply with them. We reserve the right to update these Terms & Conditions from time to time. The Terms & Conditions applying to your booking will be those provided to you at the time your booking is confirmed.
